Roommates can be matched in a couple of different ways – either you tell us who you want to live with, or if you don’t have roommates in mind, we are happy to do the matching for you! Although we don’t guarantee a perfect match, you can rest assured that we do our best to find your perfect roommate.

What types of leases are available?
Our leases all begin August 1st of every calendar year and end July 31st of the following year. If there is availability for only Fall or Spring leasing, we may consider a shorter term lease for a premium. Check the Availability (link it) for real-time pricing or check with our leasing team.
What utilities are included in my rent?
Our rental packages include high-speed internet and trash pickup. Cable Connections are provided in each unit. Students are responsible for electricity, water and any cable tv or streaming services. In order to make life simple for you, we allocate the electric, trash and water charges to our students and include it on the monthly invoice. There is no need to set up those utilities or pay any deposits to those providers- we’ve got you covered!
When can I move in?
Lease start dates and the financial responsibility start date is generally August 1st of each calendar year but you are fee to physically move in anytime during the month at your convenience.
When do I put down a deposit?
Step one is pay an application fee and administrative fee to start the application process. We generally approve applications within 1 business day, at which time we ask for either the security deposit or we also offer Rhino, a security deposit alternative, for a low monthly fee directly to Rhino, in order to save our residents from having to pay a full month’s rent deposit. If you prefer to pay a deposit, the deposit is one month’s rent. We cannot hold apartments without a paid deposit or Rhino policy therefore you must pay a deposit or obtain a Rhino policy in order to secure your apartment and take it off the market. The leasing team will send you a link to obtain the Rhino policy after you are approved. It’s important to note that all apartments are still on the market and could be leased by others until a deposit or Rhino policy is received so take care of that quickly!
When is my first payment due?
Rent is due on the first of every month and Fall students will pay their first month’s rent on or before August 1st.
Will you send me a bill each month for rent?
Absolutely! We can send a monthly invoice to whomever you need us to. Just let the leasing team know where to deliver this electronically.
